What Your Budget Actually Buys Inside Owen Glen

What Your Budget Actually Buys Inside Owen Glen

The listing photos are the least useful thing about shopping Owen Glen. The gate, the golf frontage, the stacked-stone chimney work — those are the wallpaper. The real product sits in the covenants binder and on the closing statement. If you are comparing Owen Glen against a comparable-priced acreage cabin ten minutes down US-129, you are not comparing houses. You are comparing two very different ownership contracts.

Here is the thesis worth carrying into a first showing: in Owen Glen, the premium over the rest of Union County is not buying square footage or view. It is buying an enforcement mechanism. Read that mechanism before you read the great room.

The line item most buyers do not see coming

Every Owen Glen closing includes a $1,000 Road Impact Fee owed by the buyer, wired at closing and paid to the Owen Glen Property Owners' Association. That fee is not negotiable between buyer and seller, and it does not roll into the sale price. It is separate cash on the settlement statement.

Ahead of that, the POA Treasurer works directly with the closing attorney to reconcile current dues, late fees, and any outstanding assessments so proration happens cleanly. That coordination is a feature, not a hassle, but only if your agent asks for the ledger early. If a listing has a lot of days on market, the assessments in play may have changed since the disclosure was written.

Two takeaways for anyone underwriting an Owen Glen purchase:

  • Budget the Road Impact Fee as a hard number, on top of standard closing costs.
  • Ask the listing side for the most recent POA statement before you go under contract, not after.

The price gap, decoded

Union County as a whole has been trading in a fairly narrow band. The county median sale price in March 2026 was around $401,000 on a 73-day marketing window, per Redfin's county tracker. Redfin's July 2026 snapshot showed 77 new listings at a $427,000 median list and pending inventory sitting close to $429,000. Call the county a mid-$400s market with roughly ten weeks of exposure.

Owen Glen is not that market. Recent sold data aggregated from MLS feeds shows finished homes trading in a range that starts near $588,000 for a smaller three-bedroom and moves through the high sixes and mid-sevens for four-bedroom builds with basements, up to $1,082,000 and $1,200,000 for the fully finished custom inventory. Building lots trade separately, generally between $25,000 and $85,000, with a small number of golf-frontage or view lots pricing well above that.

Segment Typical closed range (recent) County context
Union County overall ~$401K median, March 2026 73 days on market
Owen Glen — smaller resale $588K–$695K 3BR / 2.5–3BA
Owen Glen — custom / larger $995K–$1.2M 4BR with basement
Owen Glen — buildable lots $25K–$85K typical Golf/view lots higher

The read: an Owen Glen house is trading at roughly one-and-a-half to three times the county median. That premium is not accidental, and it is not primarily a square-footage story. Comparable acreage cabins outside the gates deliver similar interior finishes for a lot less.

What the premium is actually paying for

Strip the amenity page down and four durable things carry the price gap:

Private roads maintained by the POA. Gum Log Road and the state routes stop at the gate. Everything inside is owned and maintained by the association. That is why the buyer pays a Road Impact Fee at closing rather than a county paving assessment years later. The cost is capitalized into the covenants instead of surprising you in a special assessment.

An Architecture Review Committee with real authority. Owen Glen's ARC reviews new construction and material property improvements against a design standard. From a buyer's perspective, that means the neighbor's build cannot become your resale problem. From a builder's perspective, it means the timeline for a new home includes an ARC approval loop that a rural county build would not.

Semi-private access to Old Union Golf Course. The 18-hole course inside the community was designed by Denis Griffiths and opened in 2009. From the tips it plays 7,591 yards to a par 72 with a slope rating of 144 and a course rating of 76.8, per the Blairsville-Union County Chamber's course page. There is a full driving range, chipping greens, and a pro shop clubhouse. Six sets of tees mean the course still fits a casual player, but the numbers are legitimate.

Amenity infrastructure inside the gate. Community pool, tennis, pickleball, basketball, a clubhouse with meeting space, and a fitness room. Ivy Log Creek and Barnes Creek both run through the property on their way to Lake Nottely, which sits a short drive away.

That bundle is the product. If you value none of the four items on that list, you should not be shopping Owen Glen at Owen Glen prices. Same money buys more privacy and more acreage further out toward Ivy Log or Choestoe.

The covenants are the market

New buyers underestimate how much of the resale story is written by the ARC. Blairsville has plenty of neighborhoods where the house next door can be built to any standard the owner wants and painted any color the owner picks. Owen Glen is not that market. The community's own literature is direct about the point: the Architecture Review Committee exists to keep design consistent so values stay consistent.

Two practical implications for a buyer:

  1. If you plan to build, budget for a longer front-end. New construction inside the gates goes through an ARC submittal before permits, and the community publishes new-construction requirements owners are expected to follow.
  2. If you plan to renovate a resale, exterior changes (roof color, siding replacement, driveway extension, outbuildings) usually require an ARC sign-off. Interior work is your business. The envelope is the neighborhood's business.

A seller side note that matters for pricing: the same covenants that constrain a buyer's plans also protect a seller's comp set. When a builder cannot drop an off-standard house next door, the appraisal you get five years from now looks a lot more like your neighbor's than it would in an unrestricted subdivision.

Reading a specific listing the right way

When a listing comes across, three questions produce more signal than a walkthrough:

  • How old is the POA statement in the disclosure packet? If it is more than sixty days out, ask for a fresh one. Dues and assessments can move.
  • Is the lot subject to any ARC letters on file? A resale where a prior owner made unpermitted exterior changes can become a buyer problem after closing.
  • What is the road frontage on the golf course? Golf-frontage lots trade at a real premium against interior lots, but they also come with foot traffic and errant tee shots. Priced correctly, either can be right. Priced incorrectly, only one is.

None of that shows in the MLS photos. All of it shows in the paperwork.

FAQ

Is Old Union private, semi-private, or public? Semi-private. Owen Glen residents have community access to the course, and outside play is welcome through the pro shop. Tee availability shifts with the season.

Does the POA fee cover golf membership? No. Community dues cover the pool, tennis, pickleball, basketball, clubhouse, fitness room, gate access, and road and common-area maintenance. Golf is billed separately through the course.

What is the buyer's cash outlay at closing beyond the price? Plan for the standard Georgia closing costs plus the $1,000 Road Impact Fee owed to the POA. Any prorated dues or open assessments are reconciled by the POA Treasurer with the closing attorney.

How long is a typical marketing window for an Owen Glen home? The county overall was averaging around 73 days on market as of the most recent Redfin read. Owen Glen individual listings can move faster or slower depending on price band and finish level. Custom homes at the top of the range generally take longer than the county mean.

Can I short-term rent inside Owen Glen? The community's covenants govern rental use, and rules on short-term rentals are addressed in the CCRs and POA policies. Any buyer planning a rental strategy should read the current version before writing an offer.

If Owen Glen is on your short list, the smartest first move is a covenants read, not a house tour. The Lucretia Collins Team at RE/MAX Town & Country represents both buyers and sellers inside the gates and can pull the current POA ledger, ARC file, and comp set on any address before you drive up. When you are ready to compare a specific listing against what has actually closed, let's connect.
